Project: Fao Rai - 2 Bedroom Home

I have just finished the design of a low cost two bedroom single storey home for a client near Fao Rai, Phon Phisai.

The home is entered via some steps leading up to a covered porch and  features a relatively large open plan living / dining room and kitchen area.  This leads on to a large covered deck at the rear.  There is also another covered area for an outside laundry just off from the kitchen area.

The master bedroom has a very large walk-in closet and an en-suite bathroom.  Unusually, at the clients request, the en-suite bathroom then leads on to a walled open-air shower room. There is then a guest bedroom with built in closet and a second bathroom.

We shall be starting construction of this home within the next week, with a scheduled completion date of around the end of May this year.  Check back here for updates on the progress of this build.

We completed our second project in Thip Thani in december of last year and handed the keys over to a happy customer, just in time to move in for Christmas.

A client can have as much or as little involvement as they wish with the design of their home.  Some like to leave all of the decisions to the designer, whilst some have a very clear idea in their mind of the look they are trying to achieve.  With this property, it was a mixture of the two cases in that I was responsible for the exterior design, and the client made all of the interior styling choices around a layout that I had provided.   The project was carried out on a fixed price bases, with a set budget for things such as tiles, paint, granite  counter tops etc…  Our client then chose the interior finishes receiving a rebate if under budget and paying an excess if over the allowed budget.  This suited him as it meant he was able to chose exactly what he wanted and also allowed him to find his own savings on certain things and then use that to upgrade on other features.

We had originally bought the land for development and the contract we had with the client was for the land and for the design and construction of the home.  Garden landscaping was not something that was covered in this case as it was something that the client wanted to undertake, allowing himself time to live in the property and develop the garden over time to suit him.

We were recently asked to design the frontage for a new build electronic goods showroom which is soon to open in Vientiane, Laos.  The main structure of the building had already been erected and work was ongoing.  Whilst some exterior detailing in place, it was not to the owners taste. My brief was to provide a bold, modern and colourful frontage design to add to the existing structure.

Here is the structure of the building that I had to design around.

The design that I provided was largely inspired by the work of the Dutch artist Piet Mondrian, which seemed to fit perfectly with the clean lines, modern and colourful design that I had been asked to provide.  The large area of white space at the top of the building and above the ground floor is intended for signage.

We were recently asked to propose a concept for the redesign of the interior and exterior of an office building in the centre of Nong Khai.  The owner wanted to convert what is an old and tired building in to a modern and stylish one with a completely revamped facia and remodelled interior.  There were also some other minor structural repairs to take into consideration.

It has been a while since I lost posted to the blog, primarily because we have been so busy with our latest projects.  One of which is the design of this large 5 bedroom family home which is soon to be built just outside Nong Khai town centre.

The client came to us with pictures of a number of houses that they liked and we designed the home taking design cues from those initial ideas, whilst designing a custom floor plan specific to their requirements.  The house has 315 sq.m of internal area and features two large bedroom suites on the second floor, plus two on the ground floor.  There is also guest accommodation with lounge, bedroom and bathroom, located above the car parking area complete with it’s own stairs access from the main house.

It has been just about a month since my last update on Baan Sanploen and we have been busy with the finishing touches.

BOUNDARY WALLS AND PAINTING

We have finished all of the boundary walls, and also finished adding all of the decorative features such as wood effect fence panels, stainless steel detailing etc…  We have also fitted the engraved granite name plate for the house to the front wall along with a suitable styled mail box.  The main gate has also been fitted.

LIGHTING

With a couple of exceptions, the interior and exterior light fittings have now been installed.

POND AND GARDEN LANDSCAPING

Work on the pond and its pump and lighting has almost been completed.  We have also been planting more trees and working on landscaping the garden.  Just a few more plants to add.

CARPENTRY

The final piece of the jigsaw is now being put in in the form of all of the custom wood work.  I have designed all of the doors and cabinets and also the staircase which features a wood and stainless steel hand rail.  All of which is being made by to my design by a local carpenter.

In the past week we were asked to propose a concept design for a 3 storey home/office building in the centre of Nong Khai.  The ground floor of which would be entirely taken up by office space and the top two floors would be the home of the owner.  As of yet a final decision has not been made by the client as to whether to go with our design.  However, I am including this here to give an idea of the detailed images we produce before any potential clients part with a single Baht.  If you are thinking about commissioning us to design and build your home, you can be sure of the final look and style before you make any commitment to move forward.

Another project that we carried out the design for was a pool villa situated right on the Mekong river between Nong Khai and Tha Bo.  This two ensuite bathroom home consisted of large open plan living area set around a decked pool area enjoying views across the mekong river.  For a better view of the river, the home also featured a shaded roof top terrance.

We were recently approached by a client who had a plot of land in Laos on which he wanted to build a relatively low cost 2 bedroom bungalow.  He had already arranged a local builder, but wanted us to carry out the design and engineering of the home and produce a set of plans.  The home consists of two bedrooms, 2 bathrooms, large living spaces and both an indoor and outdoor kitchen with two balconies.  We have completed all of the plans the client is due to begin construction with his own builder soon.

We have poured the concrete for the pond and decking area in the garden, and also at the front of the house.  We have also had the granite counter tops fitted in the kitchen and bathrooms.  The floors have almost completely been tiled.  We have also nearly finished the tiling of the bathrooms.

We have been busy with constructing the large pond in the garden which is looking more like a swimming pool than a pond at the moment!  We have also installed the large drains to take the roof and ground run-off water.

We have now completed all of the block work for the house and added many of the exterior features such as the protruding roof trim and also the detail around the large front window.  We have also installed the conduit for electrical wiring and have begun to prepare internal and external edges ready for rendering.

Over the past week we have almost completed construction of the remaining boundary walls, installed the septic tanks, continued with interior painting and begun preparations for the large pond and decking area in the garden.   We have also had third party contractors installing our windows.

This is a rather different type of project than you normally find me blogging about, but I am very excited to be a part of it.  I have blogged about the Isara Foundation before on my other Nong Khai Website – www.nongkhaiinformation.com.  I also display a free advert for Isara in the navigation column to the right on this blog.  However, I have never actually blogged here about what the isara foundation does.

Isara Foundation is a registered charity based in Nong Khai, determined to make it easy AND FREE for everyone to help others. Simply use their website (www.isara.org) as your browser homepage or for your Google searches and you will help to fund Isara charity projects… FOR FREE!

Isara started in 2005 with a campaign to provide free motorcycle helmets to school children, but since then they have expanded by opening a free learning centre where children and adults can come to learn English, providing scholarships and educating students about environmental concerns. Isara creates its own projects together with volunteers, sponsors and clicks to its website (www.isara.org). 100% OF ISARA’S REVENUE GOES DIRECTLY TO CREATING AND MAINTAINING ISARA PROJECTS.

Isara Foundation believes that volunteering should be free and that nobody should profit from charity. That is why they created one of the only free volunteer programs in the world. If you are interested in volunteering in Thailand, India or Nepal, I would personally urge you to take a look at Isara first. Isara Foundation also has an active online forum where visitors, supporters and volunteers post about everything from Isara’s charity projects to the latest movies, books and music. So don’t just take my word for it, go in to the forum and see what past and present volunteers at Isara have to say.

So, that is a little bit about Isara Foundation, but what is the “Bottle Boat Project”?  Well, it is the brainchild of the founder and driving force behind Isara, Kirk Gillock.  Having recognised the fact that the Mekong river is becoming ever more polluted with everyday household waste such as plastic bottles and bags and tin cans etc… he plans to travel down the Mekong River by boat from its highest point upstream in Thailand all the way down to where it leaves Thailand in the south, and hopefully even through Cambodia and on to where it meets the sea in the gulf of Thailand.  Along the way, he will stop at the many towns and villages on either side of the river and educate people about the benefits of keeping the river clean and free from trash, by giving lectures in the local schools and village halls.  This is a wonderful and commendable idea in itself, and certainly a step in the right direction towards changing the behaviour of those with whom we share the Mekong.  However,  more than this he also plans to design and build an eco friendly boat in which to make the journey !

The boat will be  a catamaran of wooden frame construction but unusually, all of it buoyancy will be obtained solely from over 5000 recycled plastic bottles strapped within its wooden frame structure.  The boat will be powered by electric motors with a bank of batteries on board, charged through a combination of wind and solar power generators.  The point of using such an unusual craft is to attract the attention of the locals wherever it goes and enthuse the local children and adults on the benefits of recycling and of taking care of the environment.  It really will be quite a sight to see, as it cruises down the Mekong river, and I am sure they will have no trouble in attracting attention!

The national Thai media has already begun to take a big interest in the project, as have numerous local businesses, such is Kirk’s passion for this and, indeed,  all of the projects he undertakes.

So, why am I posting about this here?  Kirk had come up with the basic drawings and had a clear vision of what he wanted to achieve.  I have merely been spending a little time helping to work out some of the finer structural details and producing the 3-D rendered drawings and plan drawings from which the carpenters will work.   The drawings below are a work in progress.  Once I have the completed drawing s I shall also post them here.  I shall also post some pictures of the finished boat on its launch in the Mekong. Ground to roof level update!

It has been just over a month since my last update about our second project in Thip Thani and as you may expect, there has been considerable progress.  In fact, we are over two weeks ahead of schedule on this project.  This is largely because the  rainy season here in Nong Khai has been very late to start this year.  All of the buffers that had been put into the work schedule for work stopping due to rain have not been needed.

So, since my last update we have cast the ground floor beams,  ground floor slab, second stage columns, second floor beams, second floor slab, third stage columns and the roof beams.  We have also added the roof.  We are now working on the block work.  As with Baan Sanploen, our other project in Thip Thani, we are using the same thermally insulating building blocks and also implementing double walls with cavity wall insulation.

Sorry for the lack of updates over the past two weeks.  I have been very busy managing our two projects and also carrying out design work for a number of other clients…..  So, on with the update:

TREES

Our two transplanted trees have started sprouting new growth which is a very good sign.  This means that the hardest part is over and they are likely to survive the transplant and take to their new location.

EXTERIOR DETAILING

All of the preformed exterior detailing has been applied around the windows elsewhere on the house.

In addition to the concrete detailing, we have also added more wood effect detailing.  This is the same  material that we used on the roof wing, and as with the roof wing, the full effect can not be appreciated until it has all been painted, which will be done over the next few days.

After a slow start due to an unreliable third party contractor, we now have a very good contractor who has completed almost all of the ceiling work.

Construction of the roof ‘wing’ is now complete, and ready for staining.

We experienced a delay in applying the preformed exterior detailing due to an unreliable third party contractor.  However, we have now brought in a new contractor who is progressing well in applying the detailing.
